General Site Rules & Information

We would like to take this opportunity of welcoming you to the New Inn Caravan Park and hope that your leisure time spent here with us will be enjoyable. However, as with all establishments there are items of general information & site rules to be borne in mind relating to the Park.

Opening Dates

The site is open from March to November each year. During the closed season owners are allowed on the site until 6 p.m. each day, but must not use their caravan for overnight stays.

Entrance Barriers

One ‘proximity’ card is provided free to each caravan for use to gain access through the barriers to the Park. Should you be in the unfortunate position of having to call an ambulance, you should arrange for someone to meet it at the entrance or alternatively call our out of hours emergency number – 01507 338068. Further cards are available at a cost of £10 each. The cards are specific to each caravan and you will be held responsible for any misuse. You should also report any loss immediately to the Park office so that it can be cancelled from the system and made inoperable.

Insurance

All caravans must be insured for a minimum sum to cover public liability. Insurance can be arranged through the site office ~ please contact Tanya for a quotation. If insurance is arranged elsewhere please provide a copy of your cover note for our files at each renewal.

Caravan Letting

We do not allow you to rent out your caravan out. Your caravan can only be used by close friends and relations. Groups of young people should not be allowed to use caravans unsupervised by an adult.

Gas

This can be ordered and paid for at the site office, or if you anticipate requiring one on your arrival at the Park you can telephone the office number, order a bottle for delivery before your arrival and pay over the phone. Propane (red bottles) is available in 47Kg & 19Kg bottles and butane in 15Kg bottles.

Sale of Caravans

All sales must be transacted through the site office and the site management must be notified as soon as a decision is made to sell your caravan. A commission charge of 10% of the sale price (or the current market price if the caravan is to be gifted) plus VAT is payable (Note the government demands the VAT!).

When your caravan is sold the site rental is due in full for the current year. Ideally rental should be paid before sale but in any case at the time of the sale. No exceptions will be made.

A current gas test is required before the caravan is put on the Sale List. If you do not want to pay the commission charge you are welcome to sell your caravan off site and just pay the disconnection fee.

Cars, Motor bikes, Quad bikes & Trikes

The park has a speed limit of 5mph. You are reminded that riding of off-road motor bikes and trikes on the park is strictly forbidden. Road bikes and Quads may be ridden to and from caravans only.

Caravan Safety - Gas & Electric Tests

It should be noted that safety testing of electrical and gas appliances in caravans should be carried out in accordance with the certificates. Every year for a gas test and every three years for electric test. A copy of these tests should be given to the office. It is your responsibility to ensure that these are kept up to date. We also strongly advise fitting smoke alarms, fire blankets, CO2 Detectors and dry powder extinguishers. Storage of items under caravans is not permitted for safety reasons.

Siting of Caravans

The management reserves the right to re-site any caravan giving due notice and after discussion with the owner.

Removal/Abandoning of Caravans

Owners wishing to remove or abandon their caravan must do so by 16th November, otherwise there is liability for costs associated with winter storage, removal from site and the next years site fees. To un-site and remove from the pitch it will be £200 + vat.

Wooden and Plastic Items

Following a visit by the local council’s Health & Safety representative it should be noted that any wooden structure on site is a fire hazard. In particular fencing should not join two caravans. Wooden & Plastic sheds, steps and boxes are not permitted. You can have 1 x 8’6 or 2 x 6’4 Metal Sheds if your plot allows, but contact the site office for approval and guidance on anything you wish to do.

Veranda & Fencing Council Rules

From the edge of any decking erected now you must have 3.5m to the neighbouring van and 2.5m from the road. When putting up fencing it must firstly be verti-lap fencing and should be at least 4ft from the neighbouring caravan. But please get approval before doing any work around your caravan.

Skirting Around Caravans

If you are having skirting installed around your caravan it now has to be stood on slabs to avoid damage when the site maintenance staff strim and cut the grass. You must also ensure that skirting has ventilation panels in line with gas safety regulations and has large enough panels to enable access under the caravan for drain downs and maintenance issues. You might need to have stop taps moved for access, so please consult the office for advice.

General Park Safety and Security

Fire equipment is installed on site. This takes the form of extinguisher points and fire alarms. Please familiarise yourself with the operation and location of your nearest fire point. It should be noted that it is a criminal offence to damage fire fighting or warning equipment. Please ensure, in particular, that any children in your care are aware of this. If the extinguisher cabinets are opened a warning siren is activated.

Site Improvement Policy

In line with the site condition concerning age of caravans, we would remind you that any caravan over 17 years old can only be sold on approval from the site office. We will not be asking anyone to leave the site because of the age of their caravan, only that olders vans should be considered as scrap when no longer required by their preset owners. We would also ask that should you be considering abandoning your caravan you should inform us immediately.

Other General Points

You are reminded that dogs must be kept on leads whilst on the Park, and their mess cleared away. Please respect your neighbours and keep your dogs barking down to a minimum.

No ball games are to be played around caravans. A play area is provided close to the entrance to the Park. Parents are responsible for supervising their children’s play.

All children under the age of 14 fishing on the lakes must be supervised by an adult.
